The former house has been demolished and construction of a new Multiplex is underway.  This new home features two independent units with separate entrances and significantly increased square footage overall.‍

The City of Toronto has expanded “as-of-right” zoning to permit up to six units in detached residential buildings across most low-rise neighbourhoods.  This means that proposed Multiplex projects are approved with a simple building permit, without public hearings or applying to the Committee of Adjustment.

Laneway and Garden Suites are also generally permitted “as-of-right”, providing excellent opportunities to build on an existing property.

This is our second project with Lynn Appleby Design, and we are as happy with the results of this project as with our first. This project involved the design of a three-story multi-plex that Lynn and her team worked on with us from the design to the permit stage, during which we faced several challenges, each of which as our point person, Lynn dealt with successfully.

While the lot is narrower than ideal, given we wanted an integrated garage while allowing for an expansive interior vista from the front of the house to back on the main floor, which Lynn dubbed "il piano nobile”, Lynn worked her design magic, integrating all that we wanted while keeping the main floor bright, elegant, yet functional.
